A roof inspection isn't a sales pitch dressed up as a survey — it's a genuine assessment of the roof covering, flashing, valleys, guttering and, where accessible, the roof timbers from inside the loft. We look at tile or slate condition and fixing, the state of ridge and hip tiles, ageing and cracking in flashing around chimneys and abutments, gutter and fascia condition, and signs of damp or daylight showing through from inside the loft space. This kind of survey is useful in several situations: buying a property and wanting an independent view of roof condition before committing, noticing early warning signs like a damp patch or a missing tile and wanting to know how serious it is before it gets worse, or simply wanting a periodic check on an older roof so nothing is left to develop into a bigger problem. Where access allows, we use a pole camera or drone to inspect areas that are difficult or unsafe to reach directly, particularly steep pitches or roofs above extensions. The output is a written assessment setting out what we found, in plain terms, with a clear distinction between what needs addressing now and what's simply worth monitoring — not a list padded out to justify unnecessary work.
