Guttering, Fascias & Soffits
The roofline detail that manages water and protects the timber underneath
Guttering, fascias and soffits are the roofline's water management and finishing system — the part that carries rainwater away and covers the rafter ends — and when any part of it fails, damp problems usually follow at wall level rather than roof level.
Guttering carries rainwater off the roof to the downpipes; fascia boards are the vertical boards fixed to the rafter ends that the guttering is mounted to; soffits are the boards underneath, closing off the eaves and, in most modern installations, providing roof ventilation through small vents built into them. When guttering sags, cracks or blocks, water overflows down the wall face instead of into the downpipe, and over time that leads to damp patches, staining and, at worst, water tracking behind the fascia into the roof timbers themselves. Fascia boards that have rotted, usually from long-term water contact where guttering has failed, need replacing rather than repairing, since a rotten fascia won't hold new guttering brackets securely. We work with both timber and low-maintenance uPVC systems, and where soffits are being replaced we make sure ventilation is maintained or improved, since a loft or roof void with no eaves ventilation is more prone to condensation problems over time. This is a job that's easy to overlook until it fails, but replacing tired guttering and fascias before they fail protects far more expensive roof timbers behind them.
When Guttering, Fascias & Soffits Is the Right Choice
- Guttering that overflows, sags, leaks at joints or has visible plant growth
- Fascia boards showing rot, cracking or paint failure
- Soffits that have come loose or show signs of water damage
- A roofline that hasn't been touched in many years as part of a wider roof refresh
- Properties preparing for sale where roofline condition affects kerb appeal
What's Involved
Roofline Survey
We check guttering falls, joints and brackets, plus fascia and soffit condition, from ground level and up close.
Replacement Plan
We agree what needs full replacement versus repair, and the guttering and board system to use.
Installation
Old guttering, fascias and soffits are removed and new sections fitted with correct falls and secure fixings.
Ventilation Check
Soffit vents are checked or added so the roof void keeps proper airflow after the work is complete.
Local to South Mimms, North London & Hertfordshire
Bushey, on the edge of Greater London in the Hertsmere borough next to Watford, and Enfield Town, the historic centre of the London Borough of Enfield on the A10, both have plenty of tree-lined streets — and overhanging trees are one of the most common causes of blocked guttering and premature fascia rot in both areas.
Guttering, Fascias & Soffits — FAQ
Q.How do I know if my guttering needs replacing rather than just clearing?
If it's clear but still overflowing, sagging or leaking at the joints, that usually points to a fault with the guttering or its fixings rather than a blockage, and replacement is the more lasting fix.
Q.What causes fascia boards to rot?
Rot in fascia boards is almost always caused by prolonged water contact, usually from guttering that's been overflowing or leaking at a joint for some time before the damage becomes visible.
Q.Do soffits need ventilation?
Yes — soffit vents allow air to circulate through the roof void, which helps prevent condensation building up on the underside of the roof covering and in the loft timbers.
