Velux & Rooflight Loft Conversions

The simplest loft conversion, working within the existing roof shape

A Velux, or rooflight-only, conversion works entirely within the existing roof shape — no dormer, no structural extension outward — using roof windows set into the existing pitch, which makes it the quickest and least disruptive way to bring natural light and access into a loft.

Because a rooflight conversion doesn't alter the shape or profile of the roof, it's generally the most straightforward type of loft conversion from a planning perspective and often falls comfortably within permitted development. The trade-off is headroom: since there's no dormer extending the roof outward, usable standing space is limited to the area near the ridge, tapering down toward the eaves, so this style works best on roofs with a reasonably steep pitch that already offer decent height at the centre. The windows themselves are fitted flush into the roof slope rather than projecting out, which keeps the external appearance of the roof largely unchanged — a real advantage where a dormer might be visually intrusive or where the roof faces a sensitive elevation. Inside, the space typically suits a home office, a single bedroom, or a study rather than a room needing full floor-to-ceiling usable space throughout, and the finish involves the same structural floor strengthening, insulation and staircase work as any other conversion, just without the roof-cutting and dormer-framing stage. For lofts with good existing pitch height, this is often the fastest route from unused roof space to a genuinely useful room.
